Most of our bespoke garden rooms fall under permitted development rights and don’t require planning permission when:
Built at a height of under 2.5m (if within 2m of your property boundary)
Covering less than 50% of your garden area
Designed for non-residential use

Do I Need Planning Permission for a Garden Room?
In most cases, garden rooms don’t require a planning application as they fall under permitted development rules (Class E). This allows you to build without the need for full planning permission, but it’s still subject to certain conditions.
Here are the three main factors to consider:
The garden room must not exceed a height of 2.5m if it’s within 2m of the property boundary.
The garden room should not cover more than 50% of your total garden area, including any previous extensions or garden buildings.
The garden room cannot be used as living or sleeping accommodation.

Do I Need Building Regulations Approval for a Garden Room?
Building Regulations typically don’t apply unless the garden room is used for sleeping accommodation. However, here are the key factors to consider:
A garden room under 15m² of internal floor space can be installed near any rear boundary without needing Building Regulations approval.
For a garden room over 15m² but under 30m², the boundary-facing elevations must be made of non-combustible materials (unless it’s over 1m from the boundary).If the garden room is within 1m of the boundary, we ensure all boundary-facing walls comply with current spread of flame regulations.
Any garden room with an internal floor area exceeding 30m² will require Building Regulations approval.
